New Deal Case Study

This is a new valuation and analysis case study for a duplex I put under contract a few days ago. This property has been fully renovated about 2 years ago and currently does not require any rehab, yet I was able to put it under contract at roughly 70% of TODAY’s market value, which means I am buying with an instant equity position of $75k+ as well as pretty strong cash flow.

Daniil’s Very Informal and Incomplete Guide to Financing

A buddy who is just starting out in real estate called me yesterday as I was on my way to catch a train to New York.  He wants to start buying residential property in our area and wanted to get some advice on getting short term financing to buy and rehab and also to hold on to the property long-term.

So I said:  “Hey, I am about to get trampled by the masses trying to catch Amtrak, because all other modes of transportation have apparently been canceled due to the blizzard.  BUT, once I get on the train, I’ll type something up for you since I’ll have time to kill anyway”.

And as I was sitting on the train, typing this thing up, I thought, why not share it with my subscribers as well.  So here it is.  As the title above says, it’s very informal and very incomplete but there’s some good nuggets there.   As always, LEAVE ME YOUR THOUGHTS BELOW!

Interesting Article on Foreclosure Controversy

This article does a pretty good job explaining the origins of the current mess surrounding the foreclosure paperwork being put into question.  What’s more disturbing are the long-term implications on our economy if this “broken chain of title loophole” is allowed to keep masses of delinquent homeowners out of foreclosure.  Take a look and leave me your comments/thoughts.

Rehab Valuator Case Studies – 2 Deals Just Completed!

I just finished a bunch of residential rehab projects this summer and am posting case studies on 2 of them. I strongly suggest you watch both of these – each one is about 25-30min. The first deals with an all-cash deal and the second one has a hard-money component to it. And as always – leave me a comment!!

Here’s the link where you can download the 2nd Case Study Rehab Valuator – it has my transactions worksheet.  This is a pretty informal spreadsheet but will give you an idea of how I track stuff.  I am working on a much more sophisticated version of Rehab Valuator with separate rehab budgets for Flip and for Rental, reports that you can use for marketing deals, rehab schedule that’s broken out by month, etc.  It won’t quiet be free  but will be well worth it (I think) ;)
